Before you count
the rental income.

A property worksheet for the questions a city summary cannot settle.

Record the actual approvals, the proposed buyer's requirements and what must happen at closing. An evidence count is not an eligibility verdict.

Start with the property

1. Identify the property

2. Gather the evidence

For each item, record the issuing office, document or URL and the date you verified it. Explain any item marked not applicable.

1. Confirm the governing jurisdiction

Which city or unincorporated county governs the parcel? Save the official boundary or parcel record.

2. Identify the operating approval

Obtain the current license, named holder, expiration and written ownership-change procedure. Does the buyer need a new application or an update?

3. Verify the land-use right

Obtain the zoning approval, conditional-use permit or grandfathering record. Which conditions, discontinuance limits or sale deadlines apply?

4. Check the buyer and property requirements

Confirm residency, ownership, entity, rental-night, occupancy and property-type requirements for the proposed operation.

5. Check caps and application availability

Obtain current written confirmation about caps, separation distances, waitlists, lotteries and whether this buyer may apply for this property.

6. Confirm inspections and operating conditions

Record required inspections, safety work, parking, local contacts and the earliest date the buyer can lawfully host guests.

7. Read private restrictions

Review recorded covenants, HOA or condominium rules, lease restrictions and applicable lender or insurance conditions.

8. Check other licenses and tax accounts

Identify state, county and city licenses, business registrations and lodging-tax accounts that need new applications or updates.

9. Document the closing and continuity plan

Record seller notices, buyer filings, deadlines, contingencies and any period when rentals must stop. Separate confirmed facts from assumptions in the income analysis.

3. Record the review outcome

Keep any assumed operating income separate from verified permission. A completed worksheet does not grant a license or establish a legal use.
